The average apartment with 2 rooms and 1 bathroom costs here nearly 35000 Saudi riyals currently, which is expected to reach 45000 Saudi riyals in the year 2026, which is going to make it very complicated for small workers to accommodate themselves.and if we look at the shimacy region the avergage apartement cost is 30,000 saudi riyals despite its old construction houses its also expected to take a hike upto 25 to 30% which are very bad numbers for peoples who are alredy living in there.

These two places are very much like impossible for foreigners why? and how ? its reported one of the poshest areas of Riyadh which makes it a perfect living place for locals like Saudis, but what if you are a low wages labourer who works in a coffee shop or any other low-category job in that area? lets say your average salalry including the benefits are 4000 saudi riyals moth and now if we look at this by the realestate prospective you will be paying 3500 saudi riyals for 1bhk in this area mean 1 room studio, imagine now you will say ok i will move little down below and have my accomodation in the places like olaya or Takhasossi which are less in rent in comparasson then you have to deal with the tranportation and traffic jams what i said early riyadh is getting horrabley crowded so my recomendation is if you are still in your country and you are planning to move to saudi arabia espacilly riyadh for work make sure your office locations before you sign the contract because once you are here and the papers are signed you are alomst ona survival.
Umm al Hmmam
one of the vintage places of riyadh which is alomost 90% filled by expats “source 1bhk community” this area indicates the rent shall remain under control becuase its not a prime focus location in riyadh currenty by any means, schools, and hospitals are mostly designed for forigners so there could be less chancs for real estate mongors to raise the cost for housing and all the renovations that are taking place is done by the out siders in a conversation with one of the family from india said” we had compains everyday for water and electricity shortages and also the construction is very old so we had to fix it all by ourselfs and realestate office said the renovation in this area is not allowd imagine that, you are paying a rent and at the same time you are doing the renovation by yourself with the minimum savings you have, no doubt we love this country and we will do everything in our power to make it look beautiful and comfortable for living here.
Olaya and Takhsossi
when these two areas come in our attention it also brings up the sansation of crowd because its a main business hub of saudi arabia riyadh, olaya is the heart of riyadh including Malik Fahad area which is coverd by many small colonies and distrcts, you will find the mix up population here locals and forigners live in this area togather, which makes it 2nd most expensive place for having an apartment here the current rent in this area for a family apartment is nearly 50, to 60 thousend saudi riyals a year no doubt its a newly constructed area but it can also be the concern for peoples who want to do the job in these two places, and now if we break it down to monthly bases you will be paying almost 6000 saudi riyals just to have your own family apartment if that rings the bell.
